This cottage is situated in a working farmyard where there may be barking farm dogs, large machinery working, livestock, chickens and ducks. There will also be timber customers coming in and out.
The proprietors live at Sherberton Farm (01364 631276) which is next door to The Lower Barn and normally work on the farm, however if they are not at home contact mobile numbers are for Anton 07979 022239 and for Alison 07780 439937.
There is no mobile signal in The Lower Barn or in the yard. You can get signal by strolling up the lane or by stopping at the cattle grid on your way out of the farm. The cottage does have Wi Fi.
The Lower Barn is not connected to mains water/sewage. Therefore there may be very occasional interruptions in supply. Please be careful about what goes down the drains, non-bio washing powder should be used and washing up liquid should be one which is kind to the environment.
Bed linen and towels are provided. Customers staying for 2 weeks will be offered a change of bed linen at the end of the first week. If you wish to go wild swimming or visit the beach we would ask that you use your own towels.
We are situated in a remote location but supermarket deliveries do find us. The postcode (PL20 6SF) should get them to our yard. Please make sure you arrange for the delivery to arrive after you plan to get to us although obviously if you are unavoidably delayed please do let us know and we will make every effort to accept the delivery.
Holne - 5 miles away and has a community run shop which stocks all the essentials.
Princetown is a 9 mile drive with a Post Office and store which sells all the basics plus cafes and pubs but no garage. It is about 3 miles cross country so ideal aim for a walk and lunch out.
Postbridge is 10 miles away and has a small post office and store, ideal in an emergency. There is also a pub.
Both of these also have Dartmoor National Park Information Centres.
Buckfastleigh (10 miles) Ashburton (10 miles) and Yelverton (13 miles) all have a small Co-op, pharmacy, post office and a garage with other shops, pubs and cafes.
Tavistock at 14 miles away is our local market town with a good selection of shops. There are two fuel stations.

BOOKING TERMS AND CONDITIONS
Your contract is with Anton Coaker and Alison Geen (“we”, “us” and “our” in these Booking Conditions) for the property known as The Lower Barn (“the Property”). References to “you” or “your” are references to the person making the booking and all members of the holiday party.
Please read carefully as, when booking with us, you are confirming you have read and agree to abide by these conditions.
HOW TO BOOK
Please e-mail or telephone to discuss your requirements.
We will hold the booking for a few days in order that you may send a signed and fully completed booking form, and the deposit, which is non-refundable.
A deposit of 25% is payable on booking and the balance is due, in full, 8 weeks prior to your arrival.
Payments can be made by cheque or bank transfer. Bank details are:-

If you fail to pay the balance on time we reserve the right to cancel and resell the holiday without refund of deposit. No reminder will be sent and it is up to you to ensure the payment is made.
For holidays of less than 8 weeks’ notice, payment in full is due at the time of booking.
For last minute bookings payment must be made by bank transfer before arrival. Cash will only be accepted by prior arrangement.
We reserve the right to refuse any reservation without explanation.
We will send a confirmation of booking by E-mail or letter - please check the details carefully to ensure they are correct - if they are not please advise us immediately.
CANCELLATIONS
If you have to cancel your holiday for whatever reason please write to or e-mail us as soon as possible to inform us of the cancellation. Cancellation incurs administration costs and carries the risk that it may not be possible for the holiday to be resold. Our policy is to give a full refund less £5 administration fee when a holiday is cancelled up to 5 days prior to arrival. After that time the amount of refund will depend on whether we can resell those dates.
COVID19 cancellations – if the Government declares a lockdown affecting all or some part of the UK making it impossible for you to get here then we will refund the full cost of the holiday minus £5 administration fee.
You are strongly advised to ensure you have holiday insurance which will cover you for cancellation of your holiday in the event of any unforeseen emergency.
ARRIVAL/DEPARTURE
We are flexible about arrival/departure days.
The accommodation will be available from 4pm on the day of arrival and should be vacated by 10am on the day of departure.
SHORT BREAKS
Short breaks are subject to availability and at the owners’ discretion.
NO SMOKING
The accommodation is strictly no smoking. If you smoke within the property you will be asked to leave and your deposit will be forfeited to enable the property to be professionally cleaned. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday monies or compensation.

YOUR RESPONSIBILITIES
You are asked to keep the property in good order throughout your stay and leave it in a clean and tidy condition. As we are a fair way from shops please report any breakages or damage immediately so we have time to rectify/replace as necessary.
You will be responsible for paying any additional amounts for cleaning over and above what is considered normal (charged at £12 per hour or part thereof) plus breakages or damages.
If you have any problems or concerns during your stay we ask you to please contact us immediately in order that we may assess the situation and put things right if necessary.
Under no circumstances will compensation be made or correspondence entered into with complaints raised after the property has been vacated unless we have been notified during your occupancy.
If you abuse the property or display rude dangerous or offensive behaviour towards the owner or any third party you can be refused possession of the property or asked to leave before the end of the holiday. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday moneys or compensation.
The maximum number of occupants must not exceed two persons. Any additional guest may be by request only and with the agreement of the owner. If permission is given there will be an additional charge each night for each person of £20. Failure to abide by this agreement will result in your holiday being terminated and treated as having been cancelled by you; you will not be entitled to a refund of your holiday moneys or compensation.
IMPORTANT TO NOTE
We reserve the right to enter the property at any reasonable time should the need arise.
We reserve the right to refuse/cancel any booking if the property becomes unavailable for reasons beyond our control; any monies you have paid will be refunded but we will not be under any other liability.
We cannot be held responsible for any interruption or irregularity in the supply of electricity, oil, water, radio, WiFi and T.V. reception.
We will not be liable for any act, neglect or default on the part of any other person nor for any accident, damage, loss, injury, expense or inconvenience whether to person or property which clients or any other person may suffer or occur arising out of, or in any way connected with, the letting or resulting from any other cause whatsoever.
Whilst every effort is taken to ensure the accuracy of the description of the property and other amenities within any brochure or website we accept no liability for inaccuracies in these details.
Neither do we accept responsibility for any inaccuracies in the websites to which we link.
If you fail to observe our terms and conditions we have the right to terminate your booking even if you are already at the property by asking you to leave at once. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund or compensation.
